Paperwork, Payments & Responsibilities

We want you to understand how our agreement works, without needing to read legal language. Here’s the customer-friendly breakdown of what’s in your contract with Brevard Soffit & Siding, Inc. DBA BSS Exteriors:

Estimates & Agreement
  • Every project starts with a detailed estimate outlining your line items and pricing.
  • Once approved, this becomes part of your formal contract with BSS Exteriors.
  • The contract clearly defines the Scope of Work (Article 1).
Project Timing
  • A verbal estimate of project duration is provided at signing.
  • Delays can occur due to weather, supply shortages, permitting, or other issues outside of our control.
  • If this happens, we’ll communicate clearly and adjust timelines (Article 2).
Payments

Our standard payment terms are as follows (Article 3):

  • Jobs under $1,000: No deposit required. 100% due at completion.
  • Jobs over $1,000: 50% deposit within 3 days of signing, 50% balance due at completion.
  • Special Projects (longer lead-time items like screen enclosures or custom windows):
    • $500 deposit at signing
    • Draw (remainder of 50%) due after permit issuance or before work begins
    • Final 50% due at completion
  • Change Orders: Require signed approval and, for large/custom changes, a 50% deposit at time of acceptance.
    • Payment timing:
      • Deposits: Due within 3 days of signing.
      • All other invoices: Due within 7 days of issuance.
      • Interest: 10% per year (or maximum allowed by law) if payments are late.
Owner’s Responsibilities
  • Provide access, surveys, HOA/ARC approvals (if required), and timely information.
  • Move household items or protect them if they may be affected by dust, vibrations, etc.
Contractor’s Responsibilities
  • Obtain permits, supervise and complete work, ensure subcontractors are paid, and provide warranty documentation.
  • Maintain licensing and insurance throughout the project.
Change Orders
  • Must be in writing and signed.
  • Adjust total project price accordingly.
  • Concealed conditions (like hidden rot or substrate issues) may require additional repair pricing, always documented and shown with photos.
Warranty
  • 12 months on workmanship and materials installed by BSS.
  • Critical safety/structural warranty claims addressed within 5 business days; all others within 15.
  • Manufacturer warranties passed through to you.
Insurance
  • BSS is fully insured for employees and subcontractors.
  • Owners must maintain their own liability/property insurance during the project.
Disputes & Legal
  • Non-conforming work corrected upon notice.

  • BSS may place one job sign during work and take photos/videos (with consent for marketing use).

For Small Jobs

  • Crew removes all tools, materials, and debris.
  • You receive an invoice notice signifying job completion. A paid-in-full receipt will be provided upon payment.

  • Project manager walks the site with you for a final inspection.
  • Any touch-ups or corrections are scheduled promptly.
  • Permit closure documents and warranties are provided (if applicable).

Cleanup Standards

  • Jobsite cleaned daily and again at completion.
  • Nails and metal detected with magnets for roofing jobs.
  • Dumpsters removed quickly after project completion (if applicable).

Every project completed by BSS Exteriors is backed by our 1-year workmanship warranty, no matter the product. This covers defects in materials or workmanship directly provided by BSS.

Manufacturer Warranties
  • Some products also carry a manufacturer’s warranty.
  • Most are digital only now, available online for download and registration.
  • BSS can provide copies upon request, but we encourage you to register products online when required to activate coverage.
How to Request Service

We want service requests to be as easy and efficient as possible. To help us respond quickly and keep everything documented for you, we recommend using these options in this order:

Most quotes can be provided quickly, and in many cases even onsite. If a project requires special pricing or details to be confirmed, we’ll still deliver your pricing within 3 business days of your estimate appointment.

    What if the weather delays my project?

    What if hidden damage is found?

    We’ll document it with photos, explain your options, and process any changes through a written change order.

    How long is my warranty?
