What to Expect Right After Installation 

Your new windows and doors bring immediate improvement—but here are a few things to expect in the days and weeks following installation: 

Caulk Odor & Setting

The exterior caulk used during installation may emit a noticeable odor initially. That’s normal and should subside within a few days or, at most, about a week. 

Stickers, Labels & Inspection Tags

Many windows arrive with factory stickers or inspection labels. In some cases, these must remain in place until inspection or for warranty tracking. We’ll let you know when it’s safe (or required) to remove them. 

Familiarity & Settling Period

Frames and sashes may feel a bit stiff at first—hardware will loosen slightly as the system “breaks in.” Weather changes can cause slight expansion or contraction of frame materials.

Seal / IGU Performance & Common Failures

One of the most frequent long-term failures is sealed glass (IGU) seal failure, leading to condensation between panes or diminished clarity/performance.  

  • PGT’s warranty covers defects that cause “material obstruction of vision or film formation” inside the sealed glass unit.  
  • Simonton warranties typically cover insulated glass units against internal visual obstruction for up to 15 years.  
  • In most cases, seal failure is treated as a glass unit issue, with the IGU replaced but not necessarily the frame. Labor for replacement may or may not be included, depending on warranty terms.
Visual Defects Must Be Reported Quickly

Cosmetic or alignment issues—such as grid alignment, sash appearance, or minor blemishes—must be reported within 30 days of installation. After that, manufacturers often decline claims. 

Caulk / Sealant Cure & Bonding

Exterior caulking joints will cure over days. Avoid painting or disturbing these joints until fully set. Over time, reapply approved exterior caulk when sealants degrade to maintain water-tight performance. 

Cleanup & Inspection

Our installation team will do a full cleanup, remove debris, and clean glass surfaces. Please inspect immediately for manufacturer defects or visible damage and document with photos if needed.

Care & Maintenance Basics

Your windows and doors are designed for long-term performance, but like any part of your home, they benefit from regular care. Following these steps will help preserve energy efficiency, appearance, and warranty coverage. 

Glass Care
  • Routine Cleaning: Use a soft cloth or sponge with mild, non-abrasive soap and water. Avoid ammonia-based cleaners or abrasive pads that can scratch glass or damage coatings.  •  
  • Condensation Between Panes: Fogging or moisture inside the glass layers signals an insulated glass seal failure. This is covered by most manufacturer warranties within the stated timeframes, but labor to replace the glass may not always be included. 
Frame & Finish Care
  • Vinyl, Aluminum, or Composite Frames: Clean with mild detergent and water. Never use abrasive pads, steel wool, or harsh chemicals. 
  • Painted or Coated Surfaces: Wash gently with a soft brush and soap/water mix. Repaint or touch up per manufacturer instructions when fading or wear becomes visible.
Caulking & Sealants
  • Inspect exterior caulking annually around window and door perimeters.  
  • Reapply with an approved exterior-grade, flexible caulk if cracks or gaps appear.  
  • Proper caulking is essential to maintaining water-tight performance and may be required for warranty compliance.
Hardware & Operation
  • Lubricate moving parts (locks, rollers, hinges) annually with a silicone-based spray. 
  • Operate all windows and doors at least a few times per year—even if not used often. Regular use helps keep weather seals pliable, prevents sticking, and ensures smooth function when you need them most.  
  • Do not force stuck sashes or rollers; call for service if adjustment is required. 
Screens & Accessories
  • Screens are designed for ventilation, not for security.  
  • Remove screens before pressure washing exteriors or during heavy storm prep to avoid damage.
Storm Preparation
  • For impact-rated windows and doors: no additional coverings are required during storms.   
  • For non-impact-rated products: shutters or other approved storm protection are required to safeguard your home and meet code requirements.

Seasonal Care Checklist

Spring
  • Wash glass and frames.
  • Inspect caulking around frames.
  • Check operation of locks and rollers.
Summer (Storm Season)
  • Confirm shutters (if applicable) are in place and functional. 
  • Clear drainage holes (“weep holes”) of dirt or debris. 
  • Inspect after storms for cracks, chips, or leaks.  
Fall
  • Rinse away dirt, pollen, and salt spray (if near the coast).
  • Touch up finishes if needed. 
  • Test operation of all windows before cooler months.  
Winter
  • Florida winters are mild, but check weather stripping for wear.

Warranty Coverage 

Your new windows and doors are protected by both BSS Exteriors’ workmanship warranty and the manufacturer warranties for the products installed. 

BSS Exteriors Warranty
  • Every project is covered by our 1-year workmanship warranty.    
  • This covers defects caused by labor, installation methods, or materials supplied by BSS.    
  • Critical issues are reviewed within 5 business days; all other concerns within 15 business days.    
  • Service requests should always begin in the Buildertrend Homeowner Portal for fastest handling.
Manufacturer Warranties
  • PGT Windows & Doors (Example Line): Covers insulated glass units (IGUs) against seal failure causing “material obstruction of vision.” Hardware and frame components typically carry 10 years of coverage. Stress cracks, misuse, or impact damage are excluded.  
  • Simonton / Norandex PerfeXion (Private Label Line via ABC Supply): Includes a limited lifetime warranty on vinyl frames and IGUs, plus special glass breakage coverage not found in all product lines. Seal failures are generally covered for 15+ years. Stress cracks typically covered for 1 year.
  • Other Manufacturers (Andersen, ES, etc.): Generally provide 10–20 years on frames and hardware, and 10–20 years on IGU seal failure. Lifetime vinyl warranties may apply on certain lines. 
Important Warranty Notes
  • Visual Issues: Must be reported within 30 days of installation. After this window, claims may be denied.  
  • Glass Seal Failures: IGU replacements are covered under warranty, but labor for reglazing may not be included after certain periods.  
  • Maintenance Requirements: Neglecting caulking, clogged weep holes, or improper cleaning can void warranties.  
  • Registration: Some manufacturers require online registration to activate extended warranty terms.

  • Storm Damage: After hurricanes or major storms, schedule an inspection—even if everything looks fine.
